We assess your property and all relevant facilities, keeping in mind how guests will experience their vacation at your home. We will take inventory of all available facilities and validate if all legal requirements for letting in Spain are met. You will need a  rental license, a log to register guests at the Guardia Civil and a complaint form. Also, first aids, smoke and carbon monoxide detectors and fire extinguisher(s) must be present. During the intake, we will provide you with a list of recommendations.

Rental promotion

Professional photos are a must to successfully rent your holiday home. Photos will make the difference and will rise your property above the average advertising on the market. We supply an extensive professional photo report, with atmospheric images and overview photos. The photos will be accompanied by descriptive texts required for rental websites.

We are experts in the marker for letting houses in the area. We will advise you on the rates for rent which can be charged in the different seasons. For this, we make use of advanced software Which dynamically determines the right pricing based on market supply and demand. The software is based on the same principles which are applied by airlines in pricing flight tickets.

We advise you on which leading Online Travel Agencies, for short-term rental, you can advertise your home. The offer of these rental websites such as HomeAway and Airbnb is very large, we know which of these websites score well at acceptable rates and suitable for your home. After your agreement we will set up these rental channels for you, complete with texts, list of available facilities and photos. We take out rental subscriptions or make commission agreements.

To prevent double bookings, we link all websites to our channel management software package. You will receive your login to this system so that you have an overview of incoming bookings at any time that suits you. Of course, you can also make your bookings. Your booking is automatically transferred to all channels so that your calendar is updated everywhere.

Every month you will receive an overview of the number of bookings, the expected income and the expected costs. This gives you progressive insight into the yield of your holiday home. Besides, we regularly give you a personal report on important events or simply about our experiences with the rental of your home. We are of course always available for your questions or wishes. 

We report in writing at the end of each quarter the income and expenses for the previous quarter. You need this information for your compulsory rental return (Modelo 210).
